The day your pool company matters most isn’t the day you sign the contract. It’s a Friday in August, three years later, when the pump quits and the water is 32°C and turning cloudy. Some Dubai firms will answer that call because they built the pool and still service it. Most won’t, because they finished, invoiced and moved on. We ranked the city’s pool companies with that Friday in mind, weighing licences, project records, client lists and what each firm actually does after handover. What a full-service pool company covers:

A pool company worth the name does far more than pour concrete. It surveys the plot, prepares structural and MEP drawings, files the permits, digs, casts a steel-reinforced shell, waterproofs it and proves the seal with a pressure test before tiling, fits pumps and filtration in a plant room, lays the finishes, then commissions the water chemistry at handover. Each stage protects the one after it, and a company that skips a stage passes the cost on to you with interest.

From first meeting to first swim

Here’s the path a villa pool takes with a proper company:

1. Design and quote. A site survey, a soil check, a 3D concept, and an itemised pricefor the shell, equipment, finishes,s and deck.
2. Approvals. The developer’s NOC is first in master communities, then the Dubai Municipality’s permit. Full rules below.
3. Excavation. Two to five days for most villas. Rock underfoot or a narrow gate adds time.
4. Shell casting. Steel cage, formwork, concrete by pour or shotcrete, followed by weeks of curing that can’t be compressed.
5. Waterproofing plus proof. Membrane coats inside the shell are cured, then loaded with water pressure to confirm the seal. Tiling first and testing are never how leaking pools get made.
6. Plant room. Pumps, filters, pipework, lights, heating or chilling gear.
7. Finishing trades. The interior, coping, deck, and rails are made of tile or pebble.
8. Commissioning. Fill it, balance it, test it, inspect it, and hand over the keys and the manual.

The site phase needs 8 to 12 weeks on a standard pool, with another 6 to 10 weeks of design and permits before it. So four to six months covers the honest total. Infinity and perimeter overflow pools stretch out, as the balance tank is a separate structure.

The permit maze, explained

Dubai regulates pools as structural additions. The construction permit comes from Dubai Municipality via the Dubai BPS portal, is reviewed by the Health and Safety Department, and the file must contain structural drawings, the filtration and circulation layout, an electrical diagram for the pool and pump room, and a site plan.

Geography sets the sequence. Villas in Dubai Hills, Arabian Ranches, Emirates Hills and other master communities need the developer’s NOC before the municipality opens the application. Palm Jumeirah and a number of waterfront districts sit with Trakhees rather than the municipality. Free zone plots go to the DDA. DEWA approves the electrical and plumbing connections in a separate process.

Physical standards are written into the code as well: a deck at least 1.2 metres wide with a non-slip surface and a 2% slope to drains; depth markings on walls and deck; and corrosion-resistant steps or ladders on any pool deeper than 60 cm.

Separating the top companies from the rest

Whoever makes your shortlist, please put these five checks to them:

1. Fresh permit history. Which authorities has the company filed with lately? Regular contact with Dubai Municipality, Trakhees and developer NOC desks means your approvals move at their pace, not the beginner’s pace.
2. A comparable finished pool. Ask to see one of your type in person if you can. A company’s hundredth skimmer pool tells you nothing about its first infinity edge.
3. Itemised quotes. The paper should name the concrete grade, the waterproofing brand, the pump and filter models, the tile specification and the warranty terms. Quotes for the same pool differ by AED 100,000, and vagueness is where the difference hides.
4. A written pressure test. The contract must commit to testing the waterproofing under water pressure before tiling. It’s the cheapest insurance in the whole project.
5. The after-sales answer. Who services the pool, at what monthly rate, and under what warranty? A company that maintains what it builds bets its own money on its build quality.

What pool companies charge

The going rate for a standard villa pool is between AED 70,000 and AED 150,000, depending on size, depth and finishes. Infinity edges, heating and chilling, automation and large stone decks lift projects past AED 250,000 with ease. Permits and documentation are extra, and monthly servicing costs a few hundred dirhams on a typical villa pool. The suspiciously cheap quote always collects its money eventually, through a thin shell, budget membrane or a pump that lasts three summers instead of eight.
