  5. Waterproofing plus proof. Membrane coats inside the shell are cured, then loaded with water pressure to confirm the seal. Tiling first and testing are never how leaking pools get made.
  6. Plant room. Pumps, filters, pipework, lights, heating or chilling gear.
  7. Finishing trades. The interior, coping, deck, and rails are made of tile or pebble.
  8. Commissioning. Fill it, balance it, test it, inspect it, and hand over the keys and the manual.

The site phase needs 8 to 12 weeks on a standard pool, with another 6 to 10 weeks of design and permits before it. So four to six months covers the honest total. Infinity and perimeter overflow pools stretch out, as the balance tank is a separate structure.

The permit maze, explained

Dubai regulates pools as structural additions. The construction permit comes from Dubai Municipality via the Dubai BPS portal, is reviewed by the Health and Safety Department, and the file must contain structural drawings, the filtration and circulation layout, an electrical diagram for the pool and pump room, and a site plan.

Geography sets the sequence. Villas in Dubai Hills, Arabian Ranches, Emirates Hills and other master communities need the developer’s NOC before the municipality opens the application. Palm Jumeirah and a number of waterfront districts sit with Trakhees rather than the municipality. Free zone plots go to the DDA. DEWA approves the electrical and plumbing connections in a separate process.

Physical standards are written into the code as well: a deck at least 1.2 metres wide with a non-slip surface and a 2% slope to drains; depth markings on walls and deck; and corrosion-resistant steps or ladders on any pool deeper than 60 cm.
