Swimming Pool Maintenance in Dubai
June 25, 2026Algae Prevention and Microbial Control
June 25, 2026The construction business in Dubai is among the busiest in the world. It’s always wonderful to see how quick and big the city is growing, and the private pool market is no different. Dubai’s swimming pool builders are busy creating the private spaces residents and developers crave. These spaces run the gamut from small plunge pools in city homes to large infinity pools over water. But not all businesses in this field work with the same quality. Costs, quality, delivery times, and customer service after the sale are completely unique. This article is a complete guide to the whole process, how much it costs, what can go wrong, and how to find a company that will build you a pool that will last for decades with no problems.
THE SWIMMING POOL CONSTRUCTION PROCESS EXPLAINED
Understanding the construction process helps you assess a contractor’s competence and ask the right questions during your selection process.
Stage One – Design & Planning It all starts with design. A reputable company will conduct a thorough site survey, taking into account the size of your outdoor area, soil type, drainage requirements, sun orientation, and how the pool complements the rest of the property. They then use this survey to create a design—usually presented as a 2D plan and a 3D rendered image— that makes the most of the space you have and satisfies your brief.
Stage Two – Permits and Authority Approvals: Building permits from the relevant Dubai authority are required before excavation can begin. The process consists of submittal of engineering drawings, a structural design report, and other required documentation. It usually takes from two to six weeks depending on the authority and the complexity of the project.
Stage Three – Excavation: Once the permits are in place, the site is excavated to the shape and depth shown in the engineering drawings. Consider access for diggers at the design stage – this is particularly important for urban villas where access may be restricted.
Stage Four – Structural Works The pool shell is built in reinforced concrete. The steel reinforcing bars are placed in position as per the structural design before concrete is poured. This stage needs supervision by experienced hands to ensure the correct concrete mix is being used and that the placement of the reinforcements meets engineering specifications.
Stage Five – Waterproofing: This phase is arguably the most important stage in the whole process. The interior surface of the concrete shell has been coated with several layers of a polymer-modified waterproofing system. The bottom line is that the waterproofing quality determines whether the pool will hold water for decades or start leaking in just a few years. Professional companies use mature product systems and strictly apply according to the manufacturer’s instructions.
Stage Six – Plumbing and Mechanical Installation At this stage all pipework, pumps, filters, skimmers, inlets, and drainage systems are installed. Nowadays, this also includes the infrastructure for underwater lighting, automated chemical dosing, water features, and smart home integration.
Stage Seven – Interior Finishing: The interior surface of the pool is finished with either ceramic or porcelain tile, glass mosaic, pebble plaster, or a special interior coating. This step is the stage most visible to the client, and therefore the quality of the workmanship at this stage is very important.

Stage Nine – Filling & Commissioning: The pool is filled, the filtration system is run for an initial period to circulate and filter the water, and chemicals are dosed to establish a safe and balanced water chemistry. Systems are automated & tested.
Stage Ten – Handover The contractor will walk through each of the systems with the client, explaining the maintenance requirements and handing over any warranties, operating manuals, and authority completion certificates.
HOW MUCH DOES SWIMMING POOL CONSTRUCTION IN DUBAI COST?
Cost varies greatly by pool size, design complexity, materials, site condition, and contractor level. Here’s a very basic guide2026 that you6 you can use:
The most basic pools, which are rectangular shapes of concrete finished with standard tiles and basic filters, can cost anywhere from AED 60,000 to AED 100,000 for small homes.
The average cost of a mid-range pool can be between AED 100,000 and AED 250,000. It has excellent quality concrete construction, high-end tile finishes, good filtration, LED lights, and a simple design.
Luxury and custom pools can cost anywhere from AED 250,000 to AED 500,000 and more. These can include large pools with infinity edges, built-in spas, advanced automation, high-end foreign finishes, and lots of water features.
The cost of commercial swimming pools varies for hotels, resorts, and apartment towers and will be determined by the size of the pool, the needs of the users, and government regulations.
Sites that are difficult to access, have rocky soils, or have a high water table can dramatically increase excavation and construction costs. Please discuss the job site conditions thoroughly with your contractor before agreeing on a price.
WHAT CAN GO WRONG AND HOW TO AVOID IT
Problems with waterproofing and filtration most often occur in swimming pools built by careless or unskilled contractors. If the seal is bad, you will see the water level drop slowly, which evaporation cannot explain. Dubai has a high rate of evaporation. In summer a typical pool loses about 3 to 5 millimeters of water each day. If it goes much beyond this, it’s probably a leak. A leaky pool is expensive and time-consuming to fix. The water has to be drained, the finish on the inside removed, the waterproofing placed back on, and the finish replaced.
Filtration problems tend to show up as persistent clarity problems with the water; it turns green or milky cloudy, and chemical dosing can’t fix it. Such issues can be caused by a pump that is too small, a bad filter medium, or incorrect wiring. The hydraulic design is done from the start by experienced pool engineers, ensuring the pump capacity, pipe width, filter size, and skimmer placement are all in harmony.
